Advocate Aurora Health Illinois Masonic CAC & Bed Tower Expansion - Phase 1
RG Construction was chosen as a Major Trade Partner on Advocate Aurora Health’s IPD project due to our preconstruction capabilities and operations excellence. The CAC West Expansion and Vertical Bed Tower overbuild is the 3rd project on this complete campus transformation. Given the adjacency to the existing hospital and overbuild of the existing CAC, this project was broken into to phases with 70% of the overall construction happening in phase 1. RG participated in all aspects of the design process providing continuous budgeting and cost information to establish the Target Cost for our scope of work. One major opportunity brought forward by RG to save on schedule was prefabricating 89,000 SF of back wall enclosure complete with framing, sheathing, AVB and brick ledgers. RG used our BIM capabilities to fully model and coordinate our assemblies with our other trade partners to LOD 400 and used Dusty Robotics and a Consolidated Layout approach to print all trades layout on the floor in one pass.
Sherwin-William's Global Research and Development Facility
Through a national qualification based selection process, RG Construction was selected as the Wall and Ceiling Major Trade Partner ("MTP") for this $380+ Million Integrated Project Delivery ("IPD") project. Preconstruction started pre-validation in late 2020 and ran through September 2022, with our initial construction activities focused on our 90,000 SF prefabricated exterior wall panels that covered the 3 laboratory bars, the central spine building, administrative building and backside of the warehouse. As it was our first project in NE Ohio, RG focused on developing local market subcontracting partners that while not able to execute the work on their own, with RG's preconstruction approach and project management oversight, we were able to create digestible bid packages for the local market to help execute parts of the work. In total we had 8 subcontracting partners, in addition to RG self-perform scopes of work including Layout, Top Track, Enclosure, Specialty Ceiling and Wall Systems, and Plastering. RG provided thought leadership on lean construction and worked with the other IPD partners to proactively manage risk and seek out every opportunity to maximize value for our client.
Illinois Masonic Medical Center Sheffield Physical Therapy Center
RG Construction was chosen as a Major Trade Partner on Advocate Aurora Health’s IPD project due to our pre-construction capabilities and operations excellence. The Sheffield project is the 2nd building of 3 that RG has completed under this contract format as part of the Illinois Masonic Campus master plan. RG participated in all aspects of the design process providing continuous budgeting and cost information to establish the Target Cost for our scope of work. Particular attention was given to the specialty ceiling systems for this project and providing several options to meet our target cost requirements. A major focus on this project was the off-site modular construction of the 15 exam rooms located within the space. RG used our BIM capabilities to fully model and coordinate our assemblies with our other trade partners to LOD 400. We took our coordination efforts further by using our final coordinated model to fully kit all of our framing members for each exam room. Leveraging our partnership with ClarkDietrich each exam room came in one lift with each piece stacked and bundled by wall segment and in accordance with the sequence of construction to eliminate all waste from the process.
Lutheran General Hospital Surgery Modernization
RG Construction was chosen as a Major Trade Partner on Advocate Aurora Health’s IPD project because of our preconstruction capabilities and operational excellence. The Lutheran General Surgery Modernization project consists of 8 new operating rooms, new staff lounge and POCU areas, built in 4 phases within a functioning hospital. Each main phase was broken into varying number of smaller phases to facilitate construction within the hospital. RG participated in all aspects of the design process providing continuous budgeting and cost information to establish the Target Cost for our scope of work. Particular attention was given to the logistics (ICRA standard temporary partitions), operating room acoustics and the operating room ceilings. In conjunction with other major trade partners, RG coordinated, built off-site and installed prefabricated head wall units for the new POCU area. RG used BIM capabilities to fully model and coordinate our assemblies with our other trade partners to LOD 400. The prefabricated section were built off site at the electrical trade partner shop, delivered to the site and installed. Due to having to route through hospital and various clearances, each headwall was fabricated in two sections, inclusive of framing, in-wall backing and MEP components.
Illinois Masonic Medical Center Wellington Counseling & Pediatric Development Center
Advocate Aurora Health chose Integrated Project Delivery (“IPD”) for this project. A lean delivery system focused on eliminating waste throughout the design and construction process where all major trade partners are motivated by providing best value and minimizing cost. RG participated in all aspects of the design process providing continuous budgeting and cost information to establish the Target Cost for our scope of work. We brought our operational excellence to bare throughout and helped Smithgroup design our assemblies for how they would be constructed. During construction we worked alongside our trade partners and Smithgroup to resolve those design issues that came up. We fully coordinated our assemblies by modeling in Revit to LOD 400. We successfully completed our scope within the original Target Cost established during pre-construction including incorporating an additional $100,000 worth of work.
